More Details About Roof Inspections
Exterior Evaluation
The inspection begins with a visual assessment of the roof’s exterior from the ground and roof level. This includes checking for visible damage like missing or cracked shingles, ponding water, rusted flashing, or signs of aging and wear.
Interior Inspection
The attic or upper interior areas are examined for signs of leaks, water stains, mold, rot, or inadequate ventilation. This step helps identify hidden issues not visible from the outside.
Structural Assessment
Inspectors check for sagging rooflines, weakened decking, or compromised trusses. Proper structural integrity is crucial for long-term performance and safety.
Flashing & Penetration Check
Areas around vents, chimneys, skylights, and HVAC units are inspected to ensure flashing is intact and watertight. These are common sources of leaks and must be carefully evaluated.
Drainage & Gutter Review
Inspecting gutters, downspouts, and internal drains ensures the roof is draining properly. Blocked or poorly designed drainage can lead to water damage and roof deterioration.
Roofing Material Condition
The condition of the roofing material—shingles, tiles, membrane, or metal panels—is closely examined for wear, granule loss, blistering, or punctures, depending on the roof type.
Documentation & Recommendations
The final step includes documenting all findings with photos and notes, then providing a clear report with professional recommendations for repairs, maintenance, or replacement as needed.
